Consistency is more powerful than intensity

If I had to go from 0 to 50 Airbnbs without spending any money on marketing, here’s exactly what I would do:

  1. Search Facebook for Airbnb Host groups in your area (example: Airbnb Hosts of Houston)

  2. Find active hosts in the group (usually the ones who post about their listings)

  3. DM at least 10 hosts per day and offer to be a backup cleaner

Why this works

First off, the math is simple. 90% will say no or not even respond. That means 5 hosts might take you up on it. If your goal is a close rate of 40%, you only need 2 of those 5 to actually work with you.

If you onboard 2 new properties each week, you’ll be at 50 properties in just 6 months.

Second, offering to be a backup is much more attractive to hosts than offering “10% off your first clean.” Why is a backup more attractive? Because these hosts already have a cleaner. 10% off does nothing for them because they don’t need you… yet

But when you offer to be a backup, it reminds them of all the times their current cleaner has called out and they had to scramble. If you offer to be a backup, they’ll remember you when they’re in trouble.

Alternatives

Of course, there are dozens of alternatives. And if you want to grow faster, then you should DM 20, 40, or 100 per day. The key, however, is consistency. Pick a number that you can reasonably do every day over a long period of time.

If you don’t have the extra cash to throw at marketing, cold outreach through Facebook groups is for sure my favorite path.

P.S. if you’re struggling to find more Airbnb hosts, here’s a fun but effective way

Until next time!
