Stop Leaving Money on the Table: The Real Way to Price Airbnb Cleans (Video Included)

Why most cleaners are undercharging (and how to fix it)

Hope your Tuesday is going well! I wanted to share something that's been on my mind lately about pricing.

Pricing Airbnb cleans used to keep me up at night.

When I first started, I was basically throwing darts at a board. Charge too much? Lost the job to someone cheaper. Charge too little? Dealt with a lot of garbage for little pay.

Sound familiar?

The Pricing Trap That Kills Businesses

Most new cleaners make the same mistake. They think pricing is about being the cheapest option to win all the jobs.

"I'll charge $15/hour and get all the jobs!"

Bad move (but yes, I did it too).

You know what happens when you're the cheapest? You attract the worst customers. The ones who complain about everything, demand extras for free, and leave bad reviews no matter what you do.

Plus, you can't build a real business on starvation wages.

The Three-Factor System That Actually Works

Here's what I learned after doing this for three years: successful pricing isn't always about what you want to charge. It's about balancing three things:

Factor #1: Market Reality

What are hosts and guests actually willing to pay? You can't just make up numbers. There's a market rate, and you need to understand it.

Factor #2: Your Business Needs

You've got overhead. You've got goals. You need to actually make money, not just stay busy.

Factor #3: Your Real Costs

If you're paying cleaners $20/hour but only charging $55 total for a 3-hour job, you're not running a business; you're running a charity.

The magic happens when you find the sweet spot where all three work together.

Why Geographic Location Changes Everything

What works in San Francisco doesn't work in Small Town, Alabama. And that's okay.

In California, hosts might pay $300 for a cleaning. In Alabama, maybe it's $75. But guess what? Your costs are different too.

The system stays the same; you just plug in your local numbers.

The Confidence Factor

Here's something nobody talks about: confidence affects your pricing more than you think.

When I first started, I was nervous asking for $100. But today I just quoted $1,100 without blinking.

What changed? Part of it was knowledge, but a lot of it was confidence.

You're not just vacuuming floors. You're:

  • Managing turnover logistics

  • Coordinating with hosts and guests

  • Problem-solving when things go wrong

  • Maintaining property standards

  • Being available when others aren't

Start Here: Your Pricing Audit

Take a hard look at your last 10 jobs:

  1. How much did you charge per hour of actual work?

  2. After paying cleaners and expenses, what did you actually make?

  3. Was it worth your time and stress?

If you're not happy with those numbers, it's time to change your pricing strategy.

Until next time,
